The Assessing Department is responsible for documenting and listing all taxable real property in Windham, maintaining accurate ownership data, and assisting with taxpayers to participate in the various programs offered per State law, such as veteran’s credits, elderly exemptions, etc. 

The Assessing staff encourages taxpayers to contact us with questions or concerns and, in particular, to review the current assessment record card for correctness. Currently, property cards are available via a public computer in the Town Hall and online here.  The CAI cards are updated on a monthly bases while our Vision cards are updated during our tax periods. 

Windham's Assessing needs are currently contracted with MRI. Each MRI employee will be wearing an identification badge and driving either an MRI and/or Town of Windham marked vehicle. Windham Police also have vehicle makes, model and registration numbers, as well as the names and photos of each contractor. Do not hesitate to call Police 434-5577 or Assessing 434-7530 x3006 with concerns.

Primarily two (2) MRI staff members can be found sharing duties in the Assessing Department or conducting inspections around Town.

2016 Tax Rate Set

The 2016 Tax Rate has been finalized as shown below. Overall, the rate increased $.10/$1000 or .46%. This equates to a $35 increase for a home valued at $350,000 value and $50 for one valued at $500,000. Based on the Town's last equalization report, the median home value home in town is $375,250, and the average is $407,569.

Town of Windham Parcel Ownership Data includes the current Owner (Grantee and Co-grantee), mailing address, date of record transfer and deed reference. Please refer to the Assessor’s Sales Data web page for “Land Use Codes” and “New Hampshire Class Codes Reference” for current parcel use classification.

Property Tax Abatement applications - Only accepted after the issuance of the final bill (December Tax Bill). Must be submitted by March 1st, following the annual tax bill. See NH RSA 76:16.

*When filing an abatement, please attach a copy of:  December tax bill, deed, property tax record card, supporting documentation, and ensure ALL owners of record have signed application.

A complete description of property, site specific data, and the valuation breakdown is available printed on a “Property Record Card”. You may obtain a copy of this card at the Assessor’s office or our GIS web site. To get a card off the web, go to ONLINE GIS, review and accept our disclaimer, and enter ONLINE GIS, hosted by CAI Query Manager and search by Owner, Address, or Parcel ID.
